Glen Ridge covers about 1.3 square miles and had 7,802 residents in the 2020 census, with an estimated 8,259 by mid-2025. More than nine homes in ten are lived in by their owners, against fewer than half countywide, and households run larger than the Essex average at a little over three people each. The borough itself began as a breakaway: in February 1895 voters on "the hill" split from Bloomfield by a margin of only 23 votes, after years of unpaved roads and missing water and sewer lines.

Because so few Glen Ridge houses are rentals, a sale here is usually a family decision: an estate after a long ownership, a job transfer, a divorce, or a house due for a new roof, heating or foundation repairs the owners do not want to manage before moving. The borough's page is specific about who starts the process: the seller or owner, and only the seller or owner, emails the Director of Planning and Development to request it. Inspections are handled through the Building Department in Room 101 of the Municipal Building at 825 Bloomfield Avenue, which also takes requests through its online portal.

The smoke certification follows the state fire code: working smoke alarms on every level and carbon monoxide alarms near the bedrooms, plus, since 2025, a printed "multiple sources of power" label by the panel and meter in any home with solar panels or a permanent generator. Note that Glen Ridge does not run its own fire department; it contracts fire service from Montclair.

Historic District Houses

The Building Department publishes a map of the borough's Historic Preservation District alongside its zoning map. Taxes and Water in Glen Ridge

Glen Ridge's 2025 general tax rate was 3.508 per $100 of assessed value, among the higher rates in the county, and its effective rate was 2.257. As in every New Jersey town, the installments fall on Feb. 1, May 1, Aug. 1 and Nov. 1. One person, James Pries, serves as both Tax Collector and Water Collector, working out of the Municipal Building (973-748-8400). The borough sells water through its own Glen Ridge Water Department, which bills separately; billing questions go to extension 236. Recent borough projects have included a water meter replacement program and lead service line work, and a final water bill is something the title company requests before closing.

Each January the assessor mails the Chapter 75 postcard showing the assessment for the new tax year. If you are selling and the assessment looks wrong, the assessor's office (extension 249) is the first call; a change can affect the tax proration at closing.

At Glen Ridge price levels, the state's Graduated Percent Fee can apply. Deeds recorded since July 10, 2025 at $1 million or more carry an extra fee on the seller that starts at 1% of the full price, on top of the realty transfer fee. Renting Instead of Selling

Some owners consider renting the house out first. In Glen Ridge that means an annual rental license from the Construction Official at $300, a $175 zoning certificate for each change of tenant, and, under Ordinance 1796, no short-term rentals.
