A Big Township With Room Between Houses
South Brunswick covers about 40 square miles, more than three times the land of North Brunswick, with roughly 1,160 people to each square mile in 2020. About 47,500 people live here, and more than three households in four own their home. Its median owner-occupied value is the highest of the three Brunswick townships, and four residents in ten were born outside the United States according to the Census Bureau. Owners who have moved away, near or far, can still finish a sale without coming back.

Smoke and CO: Certification Instead of an Inspection Visit
The township's Fire Safety Bureau states that anyone selling a home needs a smoke and carbon monoxide certificate for closing. What sets South Brunswick apart is how it is obtained. For one- and two-family homes the bureau uses an "application and certification in lieu of inspection": the owner, or someone the owner authorizes, checks the alarms and swears to the results on the form in front of a notary, instead of waiting for an inspector to come out.
The form lists what has to be true, and every box must be checked for the certification to count. There must be a smoke alarm on each level, including the basement but not the attic or a crawl space, and one outside each separate sleeping area within ten feet of the bedrooms. Carbon monoxide alarms go outside the sleeping areas. Every alarm must work and still be within the manufacturer's warranty. Battery-only smoke alarms must carry a sealed 10-year battery, while a home built after January 1977 must keep its AC-powered or interconnected alarms in working order. The alarms do not have to be interconnected otherwise.
The application goes to the Fire Safety Bureau at 540 Ridge Road in Monmouth Junction (732-329-4000, ext. 7214) with a $50 check payable to South Brunswick Township, and the fee is not refunded. The certificate is emailed to the seller or the seller's representative. It cannot be transferred, and if the sale named on it does not happen within six months, a new application is needed. The form posted on the township site dates from 2020, before the state added a secondary power source label requirement in 2025, so we confirm the current version with the bureau before filing. When we buy, we test and replace the alarms, act as your authorized representative for the alarm check, and arrange the notary.
On a resale certificate of occupancy, the Building Department is clear that it does not handle home resales, and it refers any question on that subject to the Zoning office at extension 7240. We make that call for you so the closing is not waiting on a document nobody asked for.
Taxes Paid at the Ridge Road Office
Tax installments fall due at the start of February, May, August and November. Payment must be in the office by the 10th, or the next business day when the 10th falls on a weekend or legal holiday; after that, interest is charged back to the 1st. The office does not accept postmarks and returns post-dated checks. For the quarter now coming due, the date is November 1, 2026, with the grace period ending November 10. A drop box by the side entrance near the Finance department takes checks around the clock, and anything left before noon is posted that day. The tax office answers at 732-329-4000, ext. 7854.
Owners who enrolled in the township's ACH plan are debited on each quarterly due date, so a seller should ask the office to take them off the plan once a closing is set. Treasury's 2025 figures put South Brunswick's general rate at 5.578 and its effective rate at 1.938 per $100 of value, the lowest effective rate of the three Brunswick townships. The Township Utility and the Final Read
South Brunswick bought its water and sewer utility in 1971, and today the township system serves its own residents and franchise areas in Franklin, Plainsboro, North Brunswick, Monroe and Cranbury. Bills for property taxes and for water and sewer are mailed to the owner of record under state law and the township code, never to tenants, so a landlord remains the account holder even if a lease says the tenant pays.
For a sale, the seller files a Final Water Meter Read Request at least 48 hours before closing, and there is a $50 processing fee. Once the reading is scheduled, every party named on the form receives the final calculation, which the title company pays at settlement. Selling From Far Away, or Selling for Family

An owner who no longer lives in New Jersey also files a nonresident GIT/REP form at closing, which may mean an estimated income tax payment from the proceeds, and the title company prepares it with you.

If the mortgage is behind, the county sheriff auctions foreclosed homes at the Heldrich Hotel in New Brunswick on an every-other-week schedule, and a sale to us can close before that date.
