All that land means variety. One Jackson seller has a newer colonial in a development with public water; another has an older house on an acre with a well, a septic tank and an addition that never got its final inspection. Jackson is unusual in one respect: the smoke and carbon monoxide inspection for a home sale is handled by the fire district that covers your address, not by a single township office. Fire District No. 4, based at 465-A North County Line Road (732-928-7848), states that the township requires a certificate of compliance for single-family home sales and takes applications and payment through an online portal searchable by address. Fire District No. 3 tells sellers to book a resale appointment with its fire bureau using its smoke, carbon monoxide and resale application (732-928-1666, ext. 14). Each bureau enforces the township's fire prevention chapter and the state fire code.

State law requires that certificate before any one- or two-family house is sold, and recent changes added a label at the electrical panel for homes with a generator or solar power. If you are not sure which district serves your street, the address search on the district portals settles it. Taxes After the Revaluation

Jackson went through a full revaluation, and the township has said openly that some owners would see bigger bills even with a lower rate. In 2025, with the municipal budget not yet adopted, the collector mailed estimated third-quarter bills, explaining that the first two quarters are preliminary, the third is estimated and the fourth absorbs any difference once the rate is certified. The state's 2025 figures put Jackson's general rate at 1.386 per $100 of assessed value and the effective rate at 1.458.

The collector's office is in Town Hall at 95 West Veterans Highway (732-928-1200, ext. 1273). Installments come due February 1 and May 1, then August 1 and November 1; interest runs back to the first on the eleventh day, and postmarks do not count. Bills go out once a year in late June or early July. A new owner's courtesy bill can take four to six weeks to arrive after a sale, which is one reason the title company prorates the current quarter at settlement rather than leaving it to the mail.

Unpaid prior-year charges, including water and sewer, go to an online tax sale each year. Before that auction, a parcel can be pulled off the list only by paying the full amount plus current interest in cash, certified check or money order. After a lien is sold, the holder must wait two years before foreclosing, and the owner can redeem any time before final judgment. Wells, Septic and Open Permits

Under an Ocean County Board of Health ordinance, a house that uses a private well for drinking water cannot be sold until the water has been sampled and analyzed If your Jackson house is on a well, we order that test ourselves. The township even publishes a list of registered rental properties. A house that sits vacant or abandoned must be registered annually under Ordinance 14-16, at $500 the first time and $1,000 for each renewal after that, which makes an empty house an expensive one to hold.
