The Fire Marshal's Pre-Sale Inspection

In Mount Olive the smoke and carbon monoxide certificate comes from the Office of the Fire Marshal at the municipal complex, 204 Flanders-Drakestown Road in Budd Lake. The township describes it plainly: the inspection can only be done before the owner sells, the state mandates it, and a house cannot be sold without it. The inspector looks for a smoke alarm on each level, plus CO detection within ten feet of the bedrooms on every level. Alarms must already be installed when the inspector arrives, and battery units need to be the ten-year sealed type, while hardwired alarms that came with the house stay hardwired and must be less than ten years old.

The office takes checks or money orders payable to the Township of Mt. Olive, or exact cash, and asks owners to send the form in as soon as they know the settlement date. One more local rule rides along: township ordinance § 89-1 requires every house to be numbered, on the front of the home and on the mailbox. Taxes: Rates, Due Dates and Interest

The township posts its own rate breakdown. For 2026 it lists a base rate of 3.547 plus a sanitation district charge of 0.11, for a residential rate of 3.657 per $100 of assessed value, with assessments at 66.12% of market value. On the state's 2025 table Mount Olive's general rate was 3.366 and its effective rate 2.378.

Mount Olive splits the year's tax into quarters payable on the 1st of Feb., May, Aug. and Nov., and the collector allows ten days of grace; if that tenth day is a Saturday, Sunday or holiday, the deadline moves to the following business day. Postmarks do not count; the payment has to reach the collector. Once grace runs out, interest is 8% on the opening $1,500 owed and 18% on anything beyond, the same 18% applies to late water and sewer charges, and a 6% year-end penalty is added when total delinquencies pass $10,000. Bills go out each summer once the county sets the rate, and mailed payments go to the tax collector at P.O. Box 450, Budd Lake. Water, Sewer and the Final Reading

For homes on the township system, Mount Olive puts the request on the owner: when you move or sell, call the office to schedule a final water reading and return the township's Final Water Reading Request Form by fax to 973-691-9257 or by email to [email protected]. Sewer is billed differently. The township mails one sewer bill a year and expects it to be paid in quarterly installments, so a seller may owe a share of the current year's sewer charge at closing.

Not every neighborhood is on township water. Some are served by private water companies instead. If your house is on a private utility or a well, tell us which, and we will sort out the final bill with that provider instead. Either way, water and sewer balances are paid from the sale proceeds, not out of your pocket beforehand.
