Township, Not Borough
The borough is a separately governed municipality, and the two do not share a tax rate. On the state's 2025 table, Rockaway Township's general rate was 2.463 and its effective rate 2.209 per $100 of value, while Rockaway Borough's were 3.368 and 2.551. Before you compare tax bills, assessments or inspection fees with a friend's, check which Rockaway the property is in; the tax bill or the deed will say. Everything below applies to the township.
Rockaway Township in Numbers
With 41.73 square miles of land and about 607 residents per square mile in 2020, the township has more land than Parsippany-Troy Hills, Mount Olive or Randolph. It is also growing faster than any of them: the Census Bureau's July 2025 estimate of 27,728 residents is 9.3% above its 2020 base.

More than four homes in five are owner-occupied, and the median rent of $2,315 is higher than in Parsippany, Mount Olive or Randolph. If your house is in a lake community such as White Meadow Lake and pays dues to an association, mention it when you contact us; any balance and the paperwork get settled at closing like everything else.
The Fire Prevention Bureau Certificate
The Rockaway Township Fire Department's Fire Prevention Bureau, at the municipal complex on Mount Hope Road, issues the alarm certificate New Jersey requires before a detached or attached single-family house, or a two-family house, is sold or leased. Its application, revised in February 2025, sets fees under the state fire code and township code section 13-2.4 according to how far ahead you apply:

The bureau will not schedule the inspection until both the application and payment arrive; checks go to Rockaway Township, and cards are accepted through the township's online SDL portal. The certificate cannot be transferred and lapses after six months. The bureau's requirements follow the age of the house: ten-year sealed battery alarms are allowed in homes built before 1977, hardwired interconnected systems must have every device under ten years old and cannot be swapped for battery units, and a low-voltage alarm system has to be tested and certified, with someone present who knows how to silence and reset it. Carbon monoxide alarms, listed to UL 2034, belong outside each sleeping area in any home that burns fuel in an appliance or has an attached garage, and solar panels, battery storage or a permanent generator call for a typed or printed caution sign posted no more than 18 inches from both the panel and the meter.

Property Taxes and the Estimated Bill
The tax collector, part of the Finance Department at 65 Mount Hope Road, bills and collects property taxes, the annual sewer maintenance fee and special assessments. Payments are owed each Feb., May, Aug. and Nov. 1st; every quarter carries a ten-calendar-day grace window, and if day ten falls on a weekend or holiday the deadline becomes the next business day. A postmark does not make a payment timely, and checks sent through a bank's bill-pay service arrive as paper and can take days.
For 2026 the township used estimated billing for the August quarter at an estimated rate of 2.372, with the final 2026 bill and the preliminary 2027 bill to follow by the end of September. The township also warns that tax, water, sewer and other municipal charges still delinquent at year end and totaling more than $10,000 draw a 6% penalty. Unpaid accounts can end up in the township's tax sale, whose notice and listing the collector posts online. Water and Sewer From the Municipal Utility
The Rockaway Township Municipal Utility, a self-supporting operation on Mount Hope Road, runs the public drinking water and sanitary sewer systems; its office answers at 973-983-2825. Sewer is billed in an unusual way. Properties connected to township sewer lines receive one sewer maintenance bill a year, covering January through December. The 2026 bills went out around May 28 and were due June 30, so by autumn the year's sewer charge has normally been billed in full, and the title company prorates it between buyer and seller. Water bills are separate and paid to the utility.
