Selling in the Meadowlands Town

Secaucus covers almost six square miles of land, far more room than its North Hudson neighbors, yet it has only about 22,000 residents. Half of its households own their homes, against fewer than a third countywide, and the median owner-occupied value of $571,900 runs above the Hudson median of $539,700. We buy from long-time owners ready to downsize from the house they raised a family in, from adult children handling a parent's estate, and from anyone relocating for work who wants the sale finished before the move.

Portions of the town fall within the Meadowlands District, the state-designated area along the Hackensack River that includes parts of 14 municipalities. That history of marsh and river shows up in a seller's paperwork, mainly in the state's flood disclosure, which we explain below. None of it stops us from buying.

The Fire Bureau's Alarm Certificate

New Jersey will not let a one- or two-family home be sold until the local fire authority certifies its smoke and carbon monoxide alarms. In Secaucus that is the Bureau of Fire Prevention, on the second floor of the Municipal Government Center at 1203 Paterson Plank Road. Its residential inspection request form covers sales and rentals and lists one-family, two-family, multi-family, condo and townhouse property.

Two practical points from that form. An adult must be at the house for the visit, with no exceptions, and if the alarms are tied to a central monitoring company, the owner has to show paperwork proving the system works. State rules also require ten-year sealed battery alarms in older homes that lack hard-wired ones. When we buy, we file the request, pay the fee, and replace any alarm that fails. Booking well ahead of the closing avoids the $200 short-notice fee, which is one more reason we set dates with some room in them.

Secaucus Property Taxes and the Tax Sale

Secaucus mails its tax bills once a year, normally in July, with four stubs for the quarterly payments due on Feb. 1, May 1, Aug. 1 and Nov. 1. There is a grace period through the 10th. After that, interest runs back to the first of the month, and the collector's office points out that it has no authority to waive it. Postmarks are not proof of timely payment, and cash is not accepted.

On the state's 2025 table, Secaucus had a general rate of 4.268 and an effective rate of 1.549 per $100 of value. The effective figure, which adjusts for how assessments compare with market value, was the second lowest in Hudson County that year, behind only Hoboken.

Unpaid charges end up at the annual tax sale. The 2026 notice set an online auction for October 7, 2026, covering taxes and municipal charges for 2025 and earlier, with bidders competing down from a maximum interest rate of 18%. Any parcel nobody bids on is struck off to the town at 18%. If your property has a certificate against it, we can still buy it: the title company asks the Tax Collector, Lorraine Carr, for a redemption amount, and it is paid from the sale price. The office is on the third floor at Town Hall and answers at (201) 330-2021, extension 1. Water, Sewer and Final Bills

Wastewater from the whole town goes to the Secaucus Municipal Utilities Authority, which runs seven pumping stations from its plant on Koelle Boulevard. Drinking water comes from a private utility; the town's website sends water customers to SUEZ's New Jersey site. At closing, the title company collects final figures from both and pays them from the proceeds, so you do not have to chase readings yourself.

Flood Questions on a Secaucus Sale

From March 20, 2024 on, each New Jersey seller discloses to the buyer any FEMA flood zone, any past flooding, and any flood insurance claim or federal disaster aid ever received. In a town shaped by the Hackensack River and the Meadowlands, those answers vary from one block to the next. We read them, factor them in, and buy regardless. If water got into a basement during a past storm, telling us at the start keeps the offer firm later.

Downsizing, Estates and Moves

Because so many Secaucus owners have been in their homes for years, sales here often come with a lifetime of contents and a timeline tied to another move. We buy with the furniture in place, and you take only what you want. For an estate, the executor gets letters from the Hudson County Surrogate at 24 Central Avenue in Jersey City (201-795-6378), and can sign with us once they are issued. Heirs who are children, grandchildren or spouses owe no state inheritance tax, and the waiver for such estates can usually be handled with Form L-9.

Moving out of state before closing is common, too. A notary near your home can witness the documents, and the title company prepares the state's estimated-tax form required when a nonresident sells. At $1 million and up, a sale also carries the graduated percent fee, charged to the seller since July 2025; it is rare in Secaucus but worth knowing. If a Foreclosure Has Started

Hudson County sheriff sales take place at 595 Newark Avenue in Jersey City, and your ownership lasts until that auction. A sale to us before then pays the lender in full at settlement and ends the case. Owner-occupants who sign have ten business days to cancel under state law, so we always close after that window.
